WDI Inspections & Termite Inspection Reports in Hawaii Real Estate
In Hawaii real estate, the wood-destroying insect inspection Honolulu buyers and lenders look for is formally called a Termite Inspection Report, or TIR. The TIR process is governed by Hawaii Revised Statute 460J-19 and completed on Form PC-9, which addresses termites specifically: drywood and subterranean species. The PC-9 is not a full wood-destroying insect report covering all wood-eating insects; it’s a termite-specific document. Some lenders also require an NPMA form, which covers a broader scope of wood-destroying insects, and our request form accepts both.
A completed TIR in Hawaii is valid for only 15 days. The report documents evidence of active and inactive termite infestation, visible structural damage, conditions that could lead to future activity, and any recommendations for treatment. Inspectors must have access to all interior and exterior areas; any inaccessible areas are noted on the report. Most lending institutions require a TIR before closing, and it’s written into the standard Hawaii Association of Realtors purchase contract.
How the TIR Fits Into a Honolulu Closing:
In a standard Hawaii real estate transaction, the seller typically pays for the inspection, and the buyer selects the inspector. If the TIR identifies active infestation, the Hawaii Association of Realtors purchase contract requires the seller to pay for the recommended treatment. A Certificate of Treatment must be delivered no later than five days before the scheduled closing date.
